Hey BP!
I’ve got a mixed-use property that has some residential and some commercial use.
If I tell a bank that it’s 75% residential and 25% commercial, how do they verify that?
I ask because VA loans can be used for mix use if only at a max of 25% of the property is commercial.
I’m just wondering do they just take my word for it that it’ll be 75% residential and 25% commercial, or do they come and check or are there records they look for where it states how many rooms in this building are residential versus commercial?

Hey Team, I’ve got an app that gives me access to information such as distressed properties in a neighborhood (notice of Lis pendens,
Foreclosure, default), absentee ownership or not, % of equity maintained and loan balance.
How do I use to my advantage and perhaps get in a either wholesale or flip?
Any one have good letters I can send for each off these circumstances?
