I see investors betting on appreciation in markets like Austin and Denver getting a hit, I always encourage to play the rent game more and the appreciation less

Hey BP!

I’ve got a mixed-use property that has some residential and some commercial use.

If I tell a bank that it’s 75% residential and 25% commercial, how do they verify that?

I ask because VA loans can be used for mix use if only at a max of 25% of the property is commercial.

I’m just wondering do they just take my word for it that it’ll be 75% residential and 25% commercial, or do they come and check or are there records they look for where it states how many rooms in this building are residential versus commercial?

Good time to save up money and buy a rental 20% down. Start with one, work your way up

Hey Team, I’ve got an app that gives me access to information such as distressed properties in a neighborhood (notice of Lis pendens,

Foreclosure, default), absentee ownership or not, % of equity maintained and loan balance.

How do I use to my advantage and perhaps get in a either wholesale or flip?

Any one have good letters I can send for each off these circumstances?

Thank you

The knowledge is all here and in the podcasts

@AP Horvath

Hire a successful local mentor who doesn’t charge a lot or do deals with them to get a good internal understanding
