RE agent says estoppel not needed; a copy of the lease is enough. The 9 page lease is thorough but I’m not convinced.

If your property manager charges a fee for late rent payments, do they keep it all? Should they split it with the owner?

I found a house I'm interested in on Auction.com.  I will need to get a title search done. 

Because the market is so hot right now, I'm afraid that will just be money down the drain.

Has anyone else had much success with this website? Do you have any advice?

I think that figure is too high. We have a complex tax return and our CPA charged less than $500.

The Zillow guys wrote a book on RE and being close to a cemetery will lower the value of the property. I highly recommend the book-it's full of interesting facts, including the best time of year to sell (around the Masters golf tournament), pricing, etc.

The book "Limited Liability Companies for Dummies" by Jennifer Reuting is an excellent book. I read it, highlighted parts of it, and continue to refer back to it. She also covers other business structures, taxes, and has a section on real estate. Highly recommend it.

Post: ok to make direct offer to craigslist seller and using realtor

I'd like to make an offer on a property selling on craigslist saying this:

"I'd like to offer $$$, and if this amount is acceptable to you I'll have my realtor draw up a contract"

Similar to a letter of intent, and notifies the seller that I will be using an agent. 

Totally not cool or acceptable?

@Keith Lewis - whoa, that's a lot of information! I really appreciate the time you are taking to help me.  What does "will not telegraph" mean? and is "superior Scratch resistance" enough?

@Keith Lewis, thank you for taking the time to reply.

Flooring guy is recommending a product: Southwind Home Solutions Authentic Plank WPC Click W030D 3002, 8mm (wear layer 20 mil), 9' x 60", 100% Virgin PVC, Uniclic, Waterproof, Phthalate Free, Antimicrobial Finish. They have some in stock and are selling it for $3.5/sq ft. He said they normally sell it for $5/sq ft.

I've never heard of Southwind and can't find it on the internet.
