Find out who has the security deposits (seller, property manager) and verify the amounts with the tenants. Then make sure the deposits get transferred at closing.

Hi Luan, yes I live in Lihue but buy in SC. Not sure if you want to drive from Princeville but the group is growing and it would be a chance to network. We have been meeting upstairs at the Beach Hut-great view but slightly cramped.

On one of the podcasts the speaker recommend NOT getting a RE license because it would increase your liability.

totally agree with everyone advising to get it settled before closing. I was smart enough to verify rent when I purchased a property, but found out after closing that owner had the security deposit, not the property manager. Didn't get it transferred or get credit at closing and had heck of a time getting it.

Here's a script to say: "It's obvious you are not happy here. why don't I do this for you - yada yada yada" (what ever you decide - I think the advice to let her go early is the best). You stay professional in your manner and conduct and come out looking like a compassionate landlord.

@Steven Hamilton II - let me see if I understand this correctly - determine the price per sq foot of vacant land in the area, then multiply that by the sq feet of land that the condo sits on? Or am I making it too complicated? thank you for your answer.
