Hey Nikki, 

There are a ton of markets within Houston that could be great for rehab, I think the bigger question is what is the end goal of the rehab? True Flip or are you hoping to maximize rents after the rehab? There are still TONS of properties in Galveston Island that would make great rehabs with STR investors always shopping for rentals on the island as one potential exit strategy!

 I do a lot of investor deals in Galveston with my clients and we usually ask for the last 12-24 months of income, and all insurance Decs.

Welcome Chad! Don't forget the MLS... just because it is not off market does not mean you cannot find a great deal. Everything is negotiable! Also try the FSBO filter on Zillow. FSBOs have a tendency to not do a good job marketing themselves so less people that are searching the MLS see them. And never be afraid to build relationships with us agent types! I have experience with my own LTR/STR and have helped numerous clients get their first deal.

I will caution you that renting out just rooms for STR and not whole home on the island is going to limit your visibility and client base. VRBO only accepts whole home listings which is where got the majority of our bookings last year (not the case for everyone). Most families vacationing on the island also want private residence, especially when kids are involved. Even though you'll be moving out after a year, the reason this matters is your first year of reviews will be based on your shared model.

For your AirDna questions, I much prefer PriceLabs. Way more bang for your buck at only $10/ mo for market and property info.

Hi Karl, Thanks for the information I am very excited about the house hack, I do have a few questions for you:

1) Where is the best place to purchase STR furniture?
2) Did you hire an interior designer to setup your STR?
3) Do you think I should manage the property myself? 
4) Do you use a PM if so what is the cost?
5) I see the Hotel Occupancy Tax (HOT) is 9 % is this fee paid by the guest fees?
