Hi Kalera, 

Come to some TREIA meetings and connect with investors in person! I have built a huge network with TREIA and highly recommend coming out to some events. There's also NCREIA meetings in the Triangle that I have heard great things about. A lot of the same people go to both.

Hi Chris,

Based on your experience, fix-and-flip is a great strategy especially to build up some cash. Another option to look at is new construction. I am hearing investors at my local REIA talking about small scale development as the place they are finding the best returns right now. Flips are competing with new builds and the cost to build can be a lot lower than the ARV depending on the area. Durham passed some zoning laws that allows by-right development and they reduced min lot sizes and set backs to allow for more development. It's amazing the returns some of my friends are making with that method.

When it comes to flipping and development, its important to have a good relationship with a lender. I am with The One Brokerage and have access to hundreds of lenders. Hi Jerry, I know some developers here in the Triangle of NC that are looking for 500k from a private investor and offering 30% returns. I would be happy to put you in touch. 

I am also with The One Brokerage and can talk over some financial strategy with you if you are interested in using leverage. Personally, I would be looking at multifamily if I was going to use that money for investing on my own deals.

If you want to qualify with your income, I can take a look. We can use 75% of your rental income towards your DTI. The banks and credit unions likely did that already though. Once you max out DTI, then DSCR loans become an investors best friend. Cheers, Kate
