I'm in NC in Raleigh-Durham area. Have you looked at the insurance premiums on the coast? I've seen my clients with those coastal properties spending a lot on insurance. The area I'm in has much lower (like half) the premiums with better long term and mid term rental opportunities. I could connect you with a realtor in this area that invests and understands the different markets. I'm also with the One Brokerage so I can run numbers for you on properties around here and get you closed when you find a deal you want to move on.

What area of medicine are you in? Short term is pretty active so it will be much more time consuming. As someone who has worked in healthcare, I know how little time and energy is left at the end of the day. Have you explored more passive strategies? Depending on what you have to invest, you could leverage someone else's time and experience while making more of a return than you could in the market. 

I'm seeing investors in my area getting creative and buying a property with enough land to subdivide and build on it. The build to rent or build to sell model is great. There are lenders that will include the potential subdivided lot in the value so you can borrow more too.

Hi Anthony, I'm with the One Brokerage and we can finance properties all over the nation whether they are investments or homes. If you can qualify for a conventional mortgage, it's great for house hacking since you can put 3% down. While you're young and don't have children, it's the best time to house hack. You can rent out rooms, a pool (if you buy a home with one), and if you can get a multifamily, you could rent out the other units. Up to 4 units qualifies for conventional. You will likely see more duplexes than 3&4 units. A lot of states require extensive fire alarm/sprinkler systems for more than 2 units. I'm sure you can find a great realtor in that area on here! 🙌🏻 I think it's so smart to consider house hacking your first purchase. That's what we did and it's going so well. Living in your property teaches you so much.

Where in VA are you located? I'm from the Richmond area closer to Charlottesville.

Hi Joe, I'm not local to MS, but I work with the One Brokerage and can definitely help you with funding for investment properties! We can do it all really: DSCR, Residential, Commercial, Construction, Helocs, etc. I would love to connect and be a resource for you with lending strategy. It's always good to have someone that can provide your exit strategy from the hard money loan.

In Massachusetts, it's not common to have AC centralized and we just use window AC units or I've seen those wall mounted AC units that work really well. I saw a lot of the marketing pointing out that ductwork wasn't needed, so that could help avoid the basement feel. It depends on the market and what people are used to. I am not sure what renters or buyers expect in Colorado, so my suggestion may not be helpful. I wish you the best and hope you find a solution!
