Underwrite the deal as if you weren't living there. If you move out, is it cash flowing? You don't want to get stuck living there and not be able to afford to move out. The goal of house hacking is to get higher leverage on an asset than you would if it was structured as an investment property. What makes it an asset is that it can generate income. It doesn't mean that it has to when you are living in it, but it should be able to do that when you are ready to move on. You have to pay to live somewhere, so its not a big deal if you have to spend something to live there when you are house hacking.

I would say it depends on your income and priorities. If you are able to cover expenses that come up with your income and are a more aggressive/risky investor, then you might be ready. If your budget doesn't allow for that, I think its a little tight. You don't want to put yourself in a place where you are going into debt for an emergency or something. I would keep more in reserves than 5k per property, and if your income doesn't make up for that, I would wait.

Hi Chris,
Based on your experience, fix-and-flip is a great strategy especially to build up some cash. Another option to look at is new construction. I am hearing investors at my local REIA talking about small scale development as the place they are finding the best returns right now. Flips are competing with new builds and the cost to build can be a lot lower than the ARV depending on the area. Durham passed some zoning laws that allows by-right development and they reduced min lot sizes and set backs to allow for more development. It's amazing the returns some of my friends are making with that method.
When it comes to flipping and development, its important to have a good relationship with a lender. I am with The One Brokerage and have access to hundreds of lenders.
