House hacking is when you buy a multi-unit property (like a duplex, triplex, or fourplex), live in one unit, and rent out the others. The rent from the other units helps pay your mortgage, sometimes even covering it entirely.

The FHA loan is great for first-time buyers because it lets you put down just 3.5%. The cool part? FHA allows you to buy a 2 - 4 unit property as long as you live in one unit. That's how house hacking ties in.

Here’s a quick example:
If your mortgage is $2,000/month and your tenants pay you $1,500 total, you’re only paying $500 out of pocket to live there. Over time, those savings add up, and you're building equity too.

You can ask your counselor:
Can I qualify for an FHA loan on a 2–4 unit property if I plan to live in one and rent the others?

@Rimane Tientega Awesome, you're starting young! Ask about FHA + 3.5% down, then see if a 2 - 4 unit works. Have you run the numbers on what house hacking could save monthly?

@Jen Geisler  Great setup, but unpermitted units can be risky. Check if local PMs will manage them & talk to insurance early. Have you explored legalizing the ADUs?
