Here is an update: I spoke to my TK provider, MidSouth Home Buyers, last week trying to clarify situation with my defaulted tenant and here is what I found out:

TK provider paid me rent instead of my tenant to "close monthly statement" in July. This coincided with me coming to town .. Then I didn't receive rent for August and September and found out about it on September 9th. Since then I am in the process of evicting my tenant. I haven't yet gotten a chance to find out screening details on this tenant to determine whether there were any screening holes as well ... however I do know now that tenant started paying late as of month 3 (June) .. and I didn't know anything about it. Company acknowledged that they "dropped the ball" and working on fixing their internal processes to ensure this doesn't happen again. I was just about to buy my 2nd property from them ... I will have to wait now,,, need to see this one through first.

I had my first rental with MSHB for 5 month and then received and email  that tenant didn't pay a few times?? and needs to be evicted, meanwhile I did receive all rental payments but last ... I called PM and it turned out that my tenant was late with payment on month 3 and didn't pay for months 4 and 5 so I am trying to figure out who paid me for month 4 now and how come I didn't know about all this situation all this time. Forgot to mention, that I was in Memphis touring properties with them, selecting my 2nd one on on month 4 (August) ... no one told me a thing.. I am still trying to figure out what exactly happened while evicting this tenant ..

Any ideas or past experience??

Thank you all for your comments! I see the point in not sharing sensitive information and I do get that tenant can "turn bad" at any point in time. My concern is company's actions in this case, I truly hope that that it was just some miscommunication, we can get to the bottom of it and resolve it. I will let you know once I get their response.

Sounds pretty straight forward. First month rent only for showings though? Thats generous of you.) Which markets do you work in, if you dont mind me asking?

How do then arrange for reno and screen tenants? I'm really interested as I could theoretically do this, just dont have partners on the ground yet.. How did you go about it?

Will do! Are they allowed to give me the lease though, then I'll see tenants confidential info and this might be some legal issue .. not sure about it, just remember reading it in posts and forums.
