Suggestion - find out if any correlation between residential real estate / comodities (oil, metals) / inflation / $ value exsist...overall or for state of your choice ?

Typical In CA is 5-6% of first years rent, split between tenant and owner's agents upfront (when signing the lease).

Basically this is 50% of the monthly rent - > 25% goes to tenant agent and 25% goes to listing agent.

You should check the state minimum requirements. Sometimes they can be only fire in which case you can not legally force the buyer.
