I found one of the houses I own listed for sale on zillow. The listing had been canceled and opened a few times. I sent the listing agent an email asking what was going on. never heard back but the listing went away. this could have been a phantom listing like you described???

They can be wayy off. I have a 4br 2 bath with a full basement in a nice middle class neighborhood that I closed on this time last year. finished the rehab and rented the house for $1100 a month. Zillow has this house zestimate at $36k and falling. Its one of the nicer houses on the street and most of them are over $100k. You really have to know the area when you looking zillow's zestimates

I use the Lowes Valspar paints. for the ceilings use the cheapest flat whit paint they have, its better and cheaper than ceiling paint. We use 3 colors in our rentals usually 2 colors in each. light tan in the bedrooms and a darker brown in the living area and kitchen or sometime a light grey in those area's. we always paint trim and doors with a gloss white, the white really updates the look of the house and goes well with the colors on the walls.

If your flipping the house go with the carpet. but if you going to use the house as a rental I would go with laminate in the bedrooms and tile in the bath and kitchen. both are easier to clean and well last longer than carpet.

Also I have heard if you have copper plumbing and you spray paint it they will not steal it because it has to be cleaned off before they can sell it.

I thought all houses were missing copper and the ac unit?? lol they can do a thousand of $$ worth of damage to get $100 worth of copper. the only good thing about it is it drives down the price and scares of O/O buyers. out of the 7 houses I purchased in the past 16 mo all but one was missing the AC unit and that one was missing the line set and several pieces of copper pipe inside. if you can fix the plumbing yourself its not that expensive. and if you use Pex they wont come back a steal it a second time!

Hi BPer's, I have enjoyed reading BP for several months and have learned some valuable information. My wife and I bought our first SFR property in July 2011 and close on our 7th property next week. We started with a goal of having 10 SFR homes that average $500 per month positive cash flow. So far with lots of hard work and some luck we have had good results. lol it has taken many late nights of searching for deals, painting, plumbing and tiling, but we really enjoy working together and seeing the finished product. I look forward to getting to know the BP group and growing together.
