You would be better off buying Grandview or KC, MO. Raytown has a lot more going for it than Ruskin.
If your really looking for some appreciation than Ruskin is not the place to be. With most homes being voucher rentals and crime high in the area.
I would look into buying by the old Bannister mall area, it is being turned into a Cerner campus.

Much nicer homes in that area for cheaper than Ruskin, and about the same rents. If all goes well with Cerner Campus and Raytown to the east. The Bannister mall area is going to be a nice switch from C to B type of investment.

Hey Matt,
Be involved as much as you can till you feel you can delegate and trust your tradesmen.
I did most the of the work on my first projects to save money on labor. One of my first flips i stayed in as I rehabbed it. Even had a wood burning stove that winter for heat!
While your doing the projects, start getting bids on jobs. Find the tradesmen that you feel work with you the best. You will be able to assemble a group and be able to do most of the GC work yourself. Can also recommend some tradesmen if your interested.
I don't really do meet ups anymore, but would be open to a drink or coffee. Maybe @Engelo Rumora could join us and we could call it a meet up ;)

I'm interested in exploring other areas close by. I don't know much about Topeka but I do know lots of buyers if the investment makes since.

Those are modest numbers, you could get more. The winter can delay getting a good renter. Something to think about if your wanting to get them rented quick.

Love the winter, investors usually don't buy during this time. The miserable cold and these props sit and go for low.
Lots of good C class duplexes for under 40,000, cash flow $1,000, basic numbers. You all get the idea :)
Have my eye on a Victorian duplex in the one of the first places that they installed Google fiber, for 50,000, repairs 30,000, ARV 150,000. Comps are solid historic homes surrounding.

I am, been busy with the market heating up in KC. Lot more buyers from the States this year than over seas investors.

I buy in that area and don't consider it as bad as the 30' and 40's, those are war zones. East of Troost, North of Brush Creek, South of Independence Ave. I would consider anything inside of that area bad with some exceptions.
