You can create your own custom signs using Vistaprint. The prices are reasonable.

Jhordan Tutop I have borrowed money from my TSP (401k equivalent) three times in order to buy investment properties. I believe the upside with real estate is far greater than the upside from my 401K. I will say this though, some people have extremely generous pension benefits. I would not put my pension at risk if I had one of those plans that offers a very high pension benefit at a very young age. For example I have heard some police departments with six figure pensions with only 20 years of service. Some retirees are in their early 40’s with a six figure pension for life.

Eduardo Palma Check out The Millionaire Real Estate Investor by Gary Keller. It is a simple book that goes over general concepts. It is one of my favorites because it puts you in the right mindset.

Brittany Smeek Yes he would be obligated to buy. If he can not close or assign the contract he risks forfeiting his earnest money deposit since he breached a contract. This is not the way I would wholesale a deal.

It totally depends on the area. I recently put siding on a house that I am rehabbing here in the Omaha area. The old siding looked absolutely awful with pieces missing and other pieces that were rotted. I also replaced the roof and the gutters.

The house looks so much nicer now. The house is in a B+ area so I am estimating that it added $25,000 to the ARV.

Thomas S. I have to agree with you there. This is one of those topics that I have strong opinions about. I lived in an area with beautiful historic architecture and saw it rot away for years, neglected by the very same people who scream gentrification at the top of their lungs. They want to live in beautiful areas with lots of amenities and pay rock bottom rents without any hipsters or yuppies moving in. That is a fantasy.

What is the alternative to gentrification? Suburban flight? Disinvestment? Neighborhoods completely segregated by income? A city will naturally evolve over time. It will not stay the same. The fact that urban areas are being restored to their former glory should be a good thing. The alternative is middle class people moving away and never coming back.

Nicole Frawley When I started I invested in index funds that followed the S&P 500. I felt this would offer me stable returns and minimize risk.
