What do you mean by education? Formal university education doesn’t guarantee competence in real estate investing.

I have used my TSP (401k equivalent) three times to purchase real estate. Twice as part of the down payment and once as part of a cash purchase.
I took out a TSP loan. I did not cash out the plan.

I think you should start by getting your first property. I’m not sure where in Texas you will buy with only $9600, but I hope you know the market in that area well.

I would sell the rental property. I would use anything that you get from the sale to buy real estate where you can benefit from both equity and cash flow.

The first thing I should say is that I do not see the market here in Omaha crashing like your mentors seem to believe.
Not only is Omaha not overly inflated in terms of values, but I see a definite shortage in single family housing that is affordable in the sub $250k price range.
There are bidding wars (that I have been a part of), there is appreciation and there isn’t enough building.

I tell people I’m a landlord (I don’t like talking about my W2 career). I think it sounds more humble than house flipper or real estate investor.

Just a heads up to all, this wholesale deal turned into a BRRRR deal. I just closed on the cash out refinance on Monday.
