Well this shouldn't surprise anyone who has lived in Arizona. There are a lot of people fleeing high cost California for the state.

Omaha is a nice town and I like it as a place to invest. If you are looking for cash flow rentals, there are a number of single family properties under $50,000. Also there are some areas around town with great opportunities for flipping houses.
Hopefully it will have warmed up a little when you arrive.

There are more factors than you could imagine in making a decision where to move. Keep in mind as well that some forms of real estate investing do not require that you live anywhere near your investments.
I primarily buy and hold so my thinking is that you should live where you want, but invest where it makes sense. I live in Omaha but own properties in Phoenix, Tucson, and in Omaha.
If you are flipping houses you may need to be more hands on and live close to your projects.

I got property management on my very first property which is a 4 plex in Phoenix, AZ.
I have always been a long distance landlord, and on top of that I have a very demanding career where I travel a lot and do not have the time to do hands on investing.

This is what happens to the middle class when housing prices become outrageous. It doesn't matter how lucrative a position you get when the average home in a non-ghetto area costs $500,000+.

Also just wondering what is the history of BRRRR? I'm guessing it was possible during the last boom (until 2007 or so). But I doubt it was possible during the last housing crash. Or maybe one could do it but banks would only lend at like 60% or something ?
Many banks stopped doing cash out refinances all together after the last crash. They tightened up their lending to a great degree that to this day still makes it more difficult to be an investor and use conventional mortgages.

I did not work through college. I went to college while working. Big difference.
I was working full-time on the overnight shift at Wal-Mart and living on my own when i decided to go back to school and get my bachelor's degree. I went to community college at first then transferred to a commuter college.
I went to school during the day and worked all night for years until i graduated.
