Carlos Duran I personally wouldn't do a seller finance deal unless I had full ownership and the seller simply held the note and nothing else.

15k out of your last three checks. That is a bad idea. Like you, I don't believe in using the TSP as a method to build wealth. However if you insist on doing it, you should do it right. The first 5% that you contribute to the TSP is matched by the government. If you contribute $5000 on three checks you lose out on the match for the other pay periods. Instead you should spread that amount out.

Nothing that anyone says will ever convince me that it is unethical or immoral to be wealthy. I refuse to believe that.

David West I have seen the same thing here. The only solution is to use a higher down payment. That's okay, but it certainly slows down your acquisitions. That is probably why so many people invest in single family, live in it for a year, then rent it out. They can acquire the properties with 5% down.

George Jetson So what is your suggestion then. Do you really think that getting a commission based sales job to supplement your income is bad advice? Why? Jay Hinrichs said it right. Sales is a proven way to increase income and get out of debt. Real estate is what this site is all about. I played the Dave Ramsey game for a long time, but anyone can realize that you can only cut expenses so much. This guy already works two jobs. He needs a way to greatly increase his income and sales is the way.

Using your numbers that seems like a pretty good return on you investment. The appreciation will be icing on the cake and in a market like Boston, I imagine it will be a lot of icing.

Joshua Kim If your net income is $35k a month, you would probably qualify as an accredited investor. This may open the door to a wider variety of passive investments.
