That isn't exactly true . I have actually obtained a pre-approval letter from a commercial lender for a 10 unit multi-family that I was trying to buy a couple of months ago.

I don't use a cellphone because mine sucks and drops calls, so I have not included it as a choice, respectively. Please choose from the two choices above and explain WHY you prefer/choose whichever choice you've chosen! :)

I lived in an area that was extremely rural and had horrible phone service for years. Everyone out there has a landline. Now that I'm back in a major city, I exclusively use cell phones. Verizon has by far the best service in Omaha.
If cell service is spotty in your area, you need to get a landline for your business.

800 / 14 = $57.14 per month, per unit. Honestly that doesn't seem too bad.
Would it be possible to raise rents that amount to offset the cost? If not, can you implement some type of RUBS system?

I recently started looking at wholesaling. The reason was simple. I am always looking for great deals. I actually started doing my own marketing to find off market deals and I quickly realized that if I found a great deal, others would be interested in buying it from me.

Personally I think that investors are great for communities. I hear a lot of talk about how "gentrification" is a bad thing, but what I see is a person or persons with money investing in a neglected community and repairing/restoring homes and businesses.
Investors bring life back into properties and communities. We take properties from being obsolete to being functional and useful again. Of course we are making money at the same time.
Those who complain about "gentrification" don't contribute any of their own money into the community (probably because they have no money) and expect businesses to not make a profit so that a community can continue to cater to the population that allowed it to go into disrepair in the first place.
I don't know about you, but I have always hated driving around a big city and seeing blocks of big beautiful homes and properties that have fallen into disrepair because they aren't located in the best neighborhoods.

Why can't the landlord (Property Owner) give notice to the tenants (Occupants), that you are going to have to enter for the property to be inspected?
