I don't think I was being clear. Is there a different strategy to use besides just repairing it? Tearing it down and putting a mobile home or reducing the repair cost by making it habitable without making it over desirable? At that price point I wouldn't expect to use the best materials.

Hello all!

I sent out mailers and got a serious response. This gentleman had called and said that he is selling his rental homes for 20k and they are about two hours away, so off I go! One of the homes is sincerely vandalized and the other needs work as well. It is a rental community and the areas rents are about 500 for the type that it is. It would appear that the ARV is possibly 30K for each. Does anyone have any advice for a situation like this? Any guidance would be appreciated, thanks!

We used click to mail.  I filtered through my list to make sure there were no duplicates.  We found that letters have generated more of a response, but we will see!  Thanks for all the input!

What kind of list should I pull?

Sorry for the delay!  My goal for the next three years is to acquire 5 rental properties using the finances from flips to purchase.  My profession is business development for a tree and roof company currently, so I have a background in contracting and have the contacts to get a lot of the work done.  I have sent out one mailer to 1398 addresses, 997 absentee vacancies and 401 tax delinquencies.  My first mailing was a post card and I'll upload the image. Or try to.  PDF is not a supported format

I'm looking for a little guidance for direct mail.  We just sent out 1398 post cards this week with no results.  I know direct mail works, what has worked for you?

The owner of record is a bank. The addresses of this property are listed 5603, 53605, 5607, 5609. All are listed under 5603 according to tax record. I spoke with a contractor that was there that advised it was a HUD home. Does anyone know how to purchase this property?

I'm stuck right now... Getting started right now, I've been looking for a deal for a couple months. I'm looking for a property that I'm all in at 125k in Marietta, GA or Norcross, GA. My exit strategy is to either flip or refi and rent. It seems pretty difficult to find those. I've made, it feels like hundreds of offers, realistically 25 offers and no bites. I've looked on the MLS, craigslist, and biggerpockets for most. If I felt it wasn't a good deal, I walked. I started driving for dollars last week, and it seems like there are a lot of vacant properties, well, everywhere.

Does anyone have any pointers for me to get my first flip?
