There are two properties across the street from each other.  Both need work, they would be great cash flowing properties when they are fixed up.  They were rented out for 400 each and renters are easy to find down there.  I live in ATL and the drive is too much for me to manage effectively.  Please don't hesitate to ask any questions.  They are sold AS-IS

Remember that your debt service is not included in your expenses for determining your Net Operating Income.

Divide its NOI by the cap rate in the area. 700x6= 4200 . 4200x12=50,400 which is your gross revenue. Subtract your projected expenses from that number and that is your NOI. Divide that number by .07 and you will get your ARV for this particular property.

The houses are in the hood. Not viable for re build. The mailer was sent to a higher arv but he mentioned he wanted to unload a couple of rentals.

You have the skill set to be ahead of many "wannabe" investors.  Just based on what I've learned about investing in the last couple of months, the most important area to develop is mindset.  You can fill in anything else with education.  You will make mistakes and you will get discouraged.  But the difference between someone who succeeds and someone who fails is when they give up.  Don't give up!

What standards make a house habitable?  The biggest concern for me was uneven flooring. and possible electrical/ plumbing issues
