It's a SFR. The only comp that was on a main road was built 50 years earlier.

How much should a property's value be adjusted if it is on a main road instead of a subdivision?  Any input is appreciated.  Thanks!

What practices are considered dishonest when wholesaling?  I have a deal that I have been working on from a wholesalers that the numbers seem to line up a little to well.  My gut is telling me no, but I think it may just be a lack of experience.  Can anyone offer any guidance with that?  Thanks!

I am looking for help purchasing a property in Marietta, GA. Is is our first deal and we need help coming up with the financing. We are interested in rehabbing the property and selling it. We can come up with some capital, however we are having difficulty with the rest. It is being advertised by a wholesaler and all the numbers line up as far as purchase cost, rehab cost, and ARV. Any help and guidance would be appreciated. Thanks!

Hello all,

I'm new here and I've heard from several sources that loans are tax-free.  Is that accurate?  It seems like a giant loophole to me.  Is that why you would refi after rehab?
