It depends on what you want to manage. The short answer is multifamily will always be easier for maintenance and management. Also, vacancy is better covered on multifamily. So if you have an empty unit for turn or renovation, you will not be losing 100% cashflow like you would with a single family unit.

@Ron McGriff I live near Stop 6/Como... there is a lot of gentrification happening and there’s even a new Marriott hotel about to be built within a mile. Another area is directly off the new Chisholm Trail Pky between downtown FtW and Cleburne. It’s being developed very quickly!

@ Zoe I would highly recommend you contact your Real Estate Attorney about this. I would also recommend changing the PM as soon as possible...but this may be what we call a "hostile takeover" and they believe they are in control of YOUR asset! Be prepared. If you have a *good* PM come in the tenants will only see the change in the faces of management but nothing more...and sounds like they may be relieved with fresh faces. Good luck!

@Pundari Pothini I have not found any geared towards MultiFamily. Most are SF. I plan to go to AIM meetup in Aug 31. Look them up on MeetUp and join! I am hoping they are what I am looking for in a group.

@James Call I absolutely will. It's seem like MF investors are frowned upon for some reason. I felt like the odd ball out at an event last night. Which I was but they made me feel silly when even speaking the words Multi Family... Crazy!

@Kumar Gaurav I would look at the submarkets of Dallas (Forney, Little Elm,etc.) rather than “in” Dallas. That market is pretty tight. I would say do a 10-15 mile radius on a map and go from there. It’s still a great emerging market in the outer areas. Good luck!
