Contractors have always been a pain point for us- GC's in particular. We've seen it all- consistently missing deadlines, questionable cost creep, limited knowledge/service.

Actually considering building a team in house to support the deal flow!

Good afternoon my friends at BP!

My business is currently looking to expand marketing capabilities and we are considering moving to Carrot (https://carrot.com/) to bring in more recurring deals. I would love to hear if anyone is or has used them and if the results are compensatory of what is being charged. If you haven't used them, I would still love to hear your experience and what may (or may not) have produced better deal flow for you.

As always, thank ya!!

Quote from @Kevin Bonner:

Hi! So hiring an abatement company will cost you quite a bit. Everyone I’ve worked with in SoCal usually avoids it when there is not necessarily a high-risk, however, it changes when there’s a tenant and it’s not the homeowner making the call.

Where is the asbestos located?

Thanks, Kevin! There was nothing that was a cause for alarm, it was just precautionary on my part. We weren't undergoing a huge tear down or anything, just a basic renovation so I worry I may be overly cautious on this one.. We're still in testing so we will see!

Hello Friends!

I recently purchased a 1000sqft home that I will be renovating to use as a rental. I want to make sure my employees and tenants are as safe as possible and worry (maybe too much!) about potential asbestos issues. I'm going through testing now and of course have the nightmare stories of shutting down homes for weeks on end costing tens of thousands of dollars tucked in the back of my mind. So..

What's your approach for your rentals, flips? Have you had to deal with it before? If so, what was your experience?

Quote from @Jon Martin:

it’s strange, when I use chrome on a laptop it won’t let me zoom in but now I can on my mobile. I only have experience with one full rehab in the state just south of you. Given how many small items you have but with also a handful of moderate items, $27k seems reasonable (death by a thousand paper cuts haha).

thanks for letting me know! yeah, for some reason loading the spreadsheet simply was not cooperating but i appreciate ya takin the time to dive in anyway. appreciate it!

Hey Y'all!

TLDR; I have a 2bd/1.5br in Winston-Salem. We have a quote from a GC in the attached image. Let me know your thoughts!

We're doing a full cosmetic on a 2/1.5- bi level on a hill that allows basement to open to the back yard. We're replacing HVAC, finishing the basement, adding an egress, and a bd. Standard ticket items: stainless steel appliances, LVP, tile BRs, cabinetry apply.. Full scope below. There is a concern with part of the living room dropping slightly- it doesn't appear to be any damage to the joist so curious if anyone's had this issue before? Another big ticket item is on the porch- it's about 80 sqft of concrete that we may break up and do over. Unsure what to budget there. Any help on these would be great!

@Nathaniel Walker thanks for the feedback! You make a great point, I may have to assume the GC role in the meantime. Is this a similar market?
