      It's not a deal breaker, but the discount should be enough to cover tenting, as well as wood and drywall replacement if needed. 


       To build on what David said, call a few local termite specialists to get a quote. Many times they will do a free inspection, which will allow you to get a more accurate number on costs.

      The packet for most counties should have everything you need to file.  It isn't a difficult process, it's just a little tedious.  If it is contested, you may need to appear for a hearing as far as I know.  

      I personally think filing yourself is worth the cost savings, as opposed to hiring an attorney, but of course the answer may different for someone else that can't afford to leverage their time and energy.

      Hi Ronnie. There are many options online that can help you calculate your ROI, but the formula is relatively simple:

      Total Cost to Invest (purchase price + rehab + any holding costs + commissions and closing costs on both sides of the transaction)

      Net Profit (sales price - total cost)

      Formula: Net profit / Total Cost = ROI %

      Also, not sure if you would like access to a spread sheet/calculator that can do this for you, but I have created my own.  If you're interested to know more, let's connect. Otherwise, hope this helps!

      Yes, there are a few title companies who can help in the Volusia area. I don't know of a company in Volusia specifically, but RTR is okay, Southeast Professional Title, and Equity Title, LLC are all very investor friendly and can close properties in Volusia.


       We also use Equity Title, especially with transactions involving Mobile Homes!
