I just switched from a traditional brokerage (Keller Williams) to a virtual, flat fee brokerage.  After researching many of those options, I went with Worth Clark Realty.  $495 transaction fee, all virtual and so far very well managed on the tech/transaction end.  There are lots of advantages to a flat fee brokerage...

At the same time, I wouldn't trade the valuable insight I gained as a newer agent, in a newer place, at Keller Williams.  They help motivate you and teach you the nuances of RE.  Especially when it comes to marketing yourself and creating momentum.

It really depends on how you prefer to learn, what your understanding of the industry is (aside from the exam), and the sphere of people you already have in your network to do business with.

I'm not sure if your friend needs a large downpayment to make a deal work, but why don't you give him the $20k that it seems like you have on hand for a downpayment.  Take over his payments and then draw up a secondary note that the seller finances, where you make monthly payments to friend (payments that don't leave you with negative cash flow).

If they are don't want to hold the note for too long, amortize the seller loan over a longer period of time with a balloon payment in 3-5 years.  This gives you time to cash flow, pay down more of the loan, seller has monthly passive income, and then you refi and pull the equity out to pay off the balloon...or something like that.

@Chris Seveney is right.  As it stands, this is definitely not a deal for you.  Not a working deal at all.

Hi Mona!

Definitely a teaser! It depends on who I’m reaching out to and if the property is listed. 

If it's on the MLS, I wouldn't give the full address unless you have a trusted relationship with potential buyer. I usually give all other information (ie. Zoning, future use, price, and pitch, neighborhood/zip, etc)
If you are direct-to-seller and there isn’t an easy way to have a possible buyer scalp the lead, I would include address.

You could also see if the seller will sign a listing agreement. Even if it's just for a short time. IF they don't want it on the MLS (option in listing agreement), you can still exclusively market and work with the seller, and not worry about the lead bypassing you.

I agree with John.  I would make sure you have secured a buyer before going under contract. Realtor or not.  If you have a mid-size developer connection, have you brought the deal to them?They would likely be very open about how much they would pay for land, which would give you a better idea on the offer to make the seller.

How long has the seller had the property for sale?  Everyone says they won't go below *$* until they see a legitimate offer, or are tired of waiting it out.  Good Luck!
