Welcome to BP. Linda and Nabil provided excellent advice. Before you take the plunge , I would recommend trying to get as much education as possible , either through local REIAs, BP, and REI books. Brandon Turner put together a list of about 20 books every REI should read which I think is a great start
SO why are you getting into REI ? Additional cash flow? appreciation ? and Why did you focus on those markets.. Good areas but bit on the expensive side, especially Boulder , Seattle and Austin .

Some excellent advice from Robert and Sue on how to handle the security deposit and tenants. I would second the idea that you are not getting good service from your PM. They should be on top off what happens when tenants breaks the lease, tenants rights and LL rights and already explained that to you.

Just finished my registration and makin g travel plans now . looking forward to hearing the lineup of speakers
One speaker / area I did not see was dealing with Tax issues. Think Amanda Han or a similar SME would be a great resource

Congrats . seems like you have plan and are putting in the work . When you said "bank loves me" have you been using same lender for majority of your properties. No issues with going above 4/10 limit ?

Brett has a good tip aove . THE UBG has lots of good info.
BP is a great resource. Full of great tips and reads. One tip that I picked up here is while you are starting out and saving money for your investments, start driving / visiting areas you would like to invest in so you get a feel for prices, rents , house conditions etc, and visit and look at lots of homes and open houses so your eye get used to looking at repairs / upgrades that are normal in a particular market. I really dont think you can look at too many properties, and the more you look, the more knowledge you will gain for that market
