Late to the game to reply. Here's my take - find a good group can be well worth it. A couple of issues, I find a lot of "new" coaches haven't ironed out the wrinkles in their program and are haphazardly putting it together as they go along, which opens the door for a lot of wasted time. The bigger programs raised their rates ridiculously and provide a lot of generic outdated material. But if you're going to pay, be ready to integrate yourself so you stand out from the others. Invest as an LP.

Michael Doherty - Great job in sharing info, including challenges and successes. Congrats on your BRRR - well done. If you were closer to the Fairfield mkt, I'd invite you to attend a small private group on like-minded investors.

I'm considering investing in the Philly mkt. I keep hearing about ABC Capital Investment and a person, Josh (Sp?) are two big players, providing Turnkey Investment op's. Anyone know anything about them, and/or the area: Brewrytown, Germantown, etc.. as very up and coming.

@Tim Herndon - I am become a buyer if the deal pans out to be legit, but the seller is already flaking out. I ended up speaking with a Short Sale processor (ever used one on your deals?). You answered the question I was looking for - I need to check whether I can negotiate with the lender directly. Thanks a bunch, again.

@Wayne Brooks - But as a Short Sale, shouldn't I be negotiating directly with the bank on behalf of the client, before it gets listed with a broker
