I'm interested. There is already a South Shore REIA, though... Meets in Wareham from what I recall.

Josh Pass I got my interest in real estate investing re-ignited from listening to Clayton Morris on TWiT and then following his real estate podcast. I look forward to seeing how our journeys go over the next few years. I didn't end up purchasing with Morris Invest, but I'm close to going into contract on first turnkey property.

Hi,

Does anyone have a recommendation for a lawyer who is familiar with handling real estate businesses that focus on buy and hold (rental) properties?  I keep seeing and hearing recommendations to 'consult with my own legal counsel' before taking any advice I hear on podcasts or read about on-line.  Thought I would see if anyone has worked with a lawyer or firm they really like, rather than starting my search using nolo.com or random calling around.

@Matthew Schroeder not that it matters anymore, but the area was cross between E 17th St and N Parker Ave.  I figured I would go out to visit the area once I had a property under contract.

How does this look for a turnkey property in Indianapolis?

Duplex, 3 br, 1 bath per side

purchase price $69,000, all rehab done, renter in place

each side rents for $650

I estimated $764 per month in expenses (10% each for maintenance, cap ex, vacancy, property management).

If I'm able to get a loan and take advantage of leverage, seems like the property would return 20% cash-on-cash. Or, if loans of $55,000 aren't possible, then paying all cash is ROI of 9%.

Seems really great to me... am I being realistic?
