@Jay Hinrichs Wow, that sounds very impressive.  I wish I could see the pictures.  The idea of going into a neighborhood and revitalizing it and seeing your impact is something I plan to be able to do one day.

simple little tip that I did.  Turn off notifications for email on your phone.. check for email messages when it is a good time for you.

tip for anyone else that runs into this. check washer drain box. I have seen builder's that run it into that location to prevent runoff at AC location.

final inspection is often when riser heights are caught.  A code violation missed at rough does not excuse it at final. Keep in mind adding or removing from one step also affects the next step.  Can't have more than a 3/8" difference from one step to the next. Depending on your current design it may be possible to build a wood ramp or stair over existing stair to quickly pass inspection.  Good luck.

@David Sidharta Make sure you listen to all the podcast, or as many as you can, there is currently 220 of them.  They are invaluable and very informative.  I feel like I already know how to use all the tools from listening to them being discussed on the podcasts.  Also @Brandon Turner shows how to use the calculator on his Wednesday Webinars.  Make sure you sign up for those.

@Bob B. Where do you recommend a newbie start looking for that first deal?  I'm meeting with my agent next week to go over criteria.  I live in Forsyth County and have been cruising the C neighborhoods but for a newbie where would you start?  I don't mind going from Canton to Buford down to Roswell but would like to keep it close to home in the beginning while holding down the 9 to 5.
