@Mitch Messer Do you mean that you would have a Property Management company lease the property to the tenant or do you mean an additional company should lease it to them.

For example.  If he uses abc llc. to hold and rent the property, he should use abcd llc. to lease it out or use a management company?

@Max Butler Read many books.  There are many books listed under educational section here on BP...  I also highly recommend reading "The Millionaire Real Estate Investor" By Gary Keller

I by no means know anything about this subject, but I have a question about something I heard related to this. I heard that if you change or quit your job, you can move the 401k to an IRA... Is that true? If so, and changing careers is a possibility, might be able to achieve your goal? Experts know what I'm talking about or am I not even close??

This was the first meeting I went to. Didn't feel any sales pressure. There were venders there that interested me, but not a sales driven event. Thank you to the volunteers that organize this meeting each month. Kenneth

@David Dachtera I also hear a lot about getting first deal and not worrying about an LLC. However, that statement about holding property in your personal name being a big no-no has me wondering. Even before my first flip, I should have an LLC in place to place the deed? Financing via HML or Private lender would be in my personal name but place the deed in name of LLC is what you are saying? Here in Georgia it is pretty easy to set up an LLC from the Sec Of State website in just a couple minutes. Ultimately I will be consulting a CPA once I network with one this week, just wondering your thoughts.
