Post: No More 'Subject To' Transactions

If a Subject To deals goes south because the new buyer stops paying the mortgage, can't the original owner sale it?  Or does the new buyer have control of it until it is taken back by the court?  I have been interested in these deals because limited capital but have not pursued these deals because of the several warnings I have read about not doing them if you do not have adequate capital.  If the home cannot be sold off in the event that the deal goes south, doesn't that mean the house is back in the same spot it started at?  If it had other options, it would have used those options in the beginning??

@Chris Ruggiero You should be able to pull it up on the county solicitors website and search by address.  If you do not know the website, search google for "County Name Here" Taxes.

I have a question that I feel may be informative to this topic.  I certainly do not want to hijack this post so let me know if it needs to be moved.

I currently have a LLC used for contracting. I am planning on creating a separate LLC for my real estate investing (Flipping at first to build capital, then buy and hold).

My question is this, should I invest using the original LLC, create a separate LLC, or create a subsidiary of the original LLC?

@Joshua Olmeda House hacking would be the best way to go.  Once you sell it you will have capital to move on to two houses with the capital and education that you had acquired over that time in the hack house.  Read as many books as you can and listen to all the podcast on BP.  I recommend the books listed on this site and "The Millionaire Real Estate Investor" by Gary Keller.

@Evan Efstathopoulos Check the educational section.  There are many books such as @Brandon Turner's book on investing with No and Low money and J Scott's book.

@Jay Hinrichs Awesome podcast Jay, I really enjoyed it.  You need to write a book. I think it would do well.
