my wife is getting her license soon for purpose of our business and she does not plan to "clock in" as an agent each day.  That being said,  her license may not get used once a year or may get used several times... where is best place to park her license? Large broker,  small broker,  broker that specializes in this situation?

@Rick Baggenstoss I have a follow up question to this. I'm assuming the name of the LLC does not matter in regards to which is a parent and which is a baby LLC? I have 4Mconstruction LLC that I have had for years for contracting. I plan to do flips and buy and holds under this LLC when starting. Does this seem fine or I need to create a 4Mhomes LLC as a baby under the original? Any thoughts?

Georgia secretary of state website,  corporations division.  Do a business search for name you want to use to see if it is already in use.

years ago there was not a license requirement in Georgia.  I'm definitely seeing the results of that in houses that need repair.  Hard to believe some of the things that slipped by.

@Jontavius Reed Welcome to BP... Listen to all the podcasts as you are doing and pick up Brandon's book on investing with no or low money down.  I also read and recommend Gary Keller's book The Millionaire Real Estate Investor.

Its good to see someone from Albany, I grew up there. Played 8th grade football for Monroe High School before moving to Mitchell Baker.

LOL... If it were that easy, there would be no need for license.

Do a search online for Georgia Contractor Licensing Exam Prep Class.  Pick one that is local and has good reviews.  I do not recall the name of the one that I used or I would list it here.  Be prepared to spend $500 to $1000 for the class and the books, many many books.  Exam is 7 to 8 hours, open book, and most people fail first time.

In the class pay attention to how to find subjects in the books, not the actual examples or answers given.  The answers are not on the test.  The class basically teaches you to TAB the important areas of the books and how to find information quickly.

Good luck,

Kenneth
