i am curious because depending on your resource not sure if this residential mortgage broker career is worthwhile if i can't make at least 6 figures per month provided i only work 3 to 4 days per week at around 5 to 6 hours per day
do all states in the united states require some license to broker mortgage deals with a lender of my chcoice based on what is best for me and the home buyer/borrower

what is the incentive and the business goals in terms of closing deals, how long does it personally take you to close one deal, the results will vary based on the learning curve and level of first hand experience each indivisual has, and can you as an indivisual work your way upwards in sales of $7 to $10 million consistantly per year doing over 1000 transactions per year but the idea is that you are only trained to close FHA,USDA,NO DOC LOANS

so my problem is that despite the licensure i still do not relize how mortgage brokers are compensated

is it possible to charge 200 to 600 basis points as mortgage broker for closing in 1 FHA mortgages or 1 USDA mortgage, how many FHA or USDA mortgages can be closed per month if you are working part time like 5-6 hours per day 3-4 days per week and you get paid 1 time each month
and how many man hours does it take 1 mortgage broker to close on 1 single mortgage, what are the differences in getting paid if you are an underwriter vs a independent contractor "mortgage broker" and how many man hours can be saved in terms of automating the underwriting process for 1 single FHA mortgage or USDA mortgage
