Thanks @Russell Brazil , it occurred to me that the property will need two water heaters so the submeter for water and gas would make sense.

Wow I don’t even know this kind of system exist. Is this only for electricity or water or both ?

@Account Closed, glad to see someone using yelp. another tip i played is that when someone recommended me a contractor, i googled it. I found google also provide some solid reviews .

i think i will take the load of tenant screening, but would prefer someone can help showing, maintenance

@Nicole Obregon@Ned Carey@Russell Brazil , Dear friends, I called MDE (4105374199), rental under 90 days, there is no need for lead registration and inspection. I do agree to make sure the environment safe for the tenant is important. I am going to call lead inspector for my new property in Baltimore city.

Thank you @Ned Carey , @Nicole Obregon , @Russell Brazil @Ozzy Sirimsi for the valuable input. I really appreciate. I am just wondering if I do airbnb type or 3-4 months short term rental (traveling tenant) as people are already doing in Baltimore city. It seems not feasible to do lead certification for every tenant or for every lease.... For example, it totally makes sense to me to do lead certification for the first time, but if I ask lead inspector do lead certification for the same unit every 3 - 4 months, or few days for airbnb type rental seems not feasible. I am wondering what the regulation requirement is for lead certification for short-term rental. I will call MDE on Monday and keep everyone post.

Dear Friends,

  I wonder if anyone has experience or knowledge knowing what the requirement of the lead certification in Baltimore city for short-term rental? I am talking about 3 -4 months traveler rental or airbnb type. From MDE document, it said “Certain properties may be exempt from the lead certification if: The property is a hotel, motel, or similar seasonal or transient facility…”. It looks like applied to AirBnb and short-term rental. Please enlight me.
