Regarding property Investment in Detroit - Take Paul S' information seriously. Greater Detroit has a very high crime rate.
HOWEVER, if you find the right realtor, property manager and rehab team, you can invest successfully here. I deal with Imagine Home Realty and their property management and construction divisions as a one stop shop for Detroit property.

I am looking for a lender to refinance a duplex at 70%-80% LTV, 30yr amortisation and property valued at around $70K. I am a non-US citizen/resident. If you know of any lender that can work with me, please share.

Ei8ht Street Funding told me they have an affiliate program that can lend on these under 50K properties in Detroit with reasonable interest rates, but you need to be living in MICHIGAN to qualify.
I don't.
For out-of-state investors, portfolio lending seems to be the way to go - I've been told a portfolio value of as little as 100K can qualify me for reasonable refinancing rates.
For the little guy (me, right now): I'm still on the hunt for a lender to refinance my two properties values 40K to 50K each, so I can purchase more property. My newest lead is Lima One.
I've just started working with Imagine Home Realty, which has a property management company, Ark Property Management, and a company that specialises in reham for REI, Imagine Construction Management. So far so good.

Same situation here too. Did you find something on your terms or did you end up having to transfer to personal, refinance, then into land trust?
