@Brian Tracy - Welcome to BP, and to JBLM!
It sounds like we are in similar circumstances... My wife and I have a duplex under contract, and we are using an FHA 203k for the rehab. I am literally just beginning the process of screening contractors.
Does anyone have any experience with trustworthy contractors that can give reliable estimates?
That my friend is the GOLDEN EGG of real estate!
At this point I do not have anyone that I can back 100% and recommend, but I have some potential contractor leads that we can discuss if you like.
We are staying in a short term apartment rental until we get our place rehabbed. I would love to get together with you tomorrow or the next day to chat.

Stop speculating, nail down your criteria, stick to your criteria, and only buy at DEEP discounts from MOTIVATED sellers.

Hello Tacoma BPers!
I've been super busy over the last few weeks studying for my real estate license exam, and getting myself squared away with a brokerage. My family and I have been having a great time since our relocation to Tacoma six weeks ago, and we are looking forward to meeting more folks from BP. I am definitely going to try and start making it to the South Sound monthly meetups.
If anyone needs any help finding properties, evaluating ARV, estimating rehab costs, or anything related to real estate or investing, do not hesitate to contact me. I would love the opportunity to help in anyway that I can.
My wife and I have a duplex under contract near Lacey. We are doing an FHA 203k home renovation loan, and planning to do a complete rehab of it. Should be a fun little project, and a great first house hack! I will post the details on my blog and in a separate post.

I am looking to attend real estate school in vicinity of JBLM within the next few months. I have seen a lot of online courses that are available, but I would really prefer an "in classroom" setting.
Anyone have a real estate school they would recommend?

Hello Tacoma/Seattle BP'ers!
I posted an intro on the WA forum, but wanted to post a reply here as well. We're PCS'ing in from Germany to JBLM next month. Looking to get my family in to a duplex, tri or quad. The prices are a little higher than what I was seeing in North Carolina, but still definitely doable.

@Bill S. Hi Bill! I was definitely not classifying Colorado as a southern state. I was referring to the 12+ years I spent living in Georgia or North Carolina. I only spent three years in Colorado and loved it! Thanks for the advice on the VA, even with a refi I do not think the property in Colorado fits in to our business plan.
@Alex Chin Hi Alex, thanks for the welcome! I haven't studied up on the WA licensing laws, but I am certain I will have to work under a broker for 2-3 years before I can venture out on my own. I would really like to attend a good in classroom real estate course. I know how I am with online courses, and I do not think I will take as much away from it. Plus, the upside to going to class in person is meeting new agents in the area. Eventually I will definitely have my own brokerage though.
@Josh Jacobsen & @Kyle Parks Thanks for the welcome guys - I will definitely be reaching out to both of you in the coming weeks. We are researching the internet now to identify neighborhoods and potential properties we like. It's looking like we're going to need a 3/2 duplex to get my family of five to fit. Definitely not opposed to a fixer upper!
