Hard to add to Chris T's comments @Steven W., but sounds like your headed in the right direction!  Like you said, multifamily that makes any sense is very hard to find in Charlotte, and I am wrestling with many of the same issues you listed.  Buying lots of properties for as little down as possible may be faster, paying cash for everything might be safer (but extremely slow), so trying to find that balance your comfortable with on top of a good deal can be difficult.

I hope whoever is fortunate enough to be selected by @Jay Hinrichs does a little better job documenting rehab, before and after photos, maybe some rough #'s, what they learned during the process, etc. than with the duplex Jay was also kind enough to donate. 

Since this is being done to benefit the BP community, and the person selected is being given a rare opportunity, I really hope the thread doesn't end with a couple photos of half finished rooms, an AC unit, and a statement that property is going to be turned over to a PM company in a few weeks.  Way to get in the holiday spirit Jay!

@Don Harris Haven't been as active on BP lately as I would have liked to, and cant believe I missed rehab/flip final meeting :( .  I'm sure you had a great turnout, and congrats on a great finished product from limited pics above.

@Jason Lawson I am finishing up my first rehab rental in Salisbury, but don't have any prior investments in that area.  As Chris said, I know Alex is affiliated with some new construction turnkey duplexes being built in Salisbury.  Both Salisbury and Spencer have some great looking properties and a low entry cost, but neither one is Charlotte, and rental rates will reflect that.
