@Curtis Waters of the three, would you recommend one over the other two for buy and hold properties (including rehab if needed)?  I have been to a couple of BP meet-up's, and will continue to go, but they seem to be pretty infrequent. Thanks in advance!

I have passed on all of this information, what he chooses to do with it now is up to him.  Thanks to all of you for taking the time to answer.  Next time (in the very near future) I will have my own questions. 

I am waiting on the closing of a home that needs a light rehab I purchased thru Auction.com.  Closing has been pushed back twice so still too early to know how this process is going to go (actually don't think they were to blame but closing attorney) but looking forward to closing on door #6 in just over 12 months, Yea, and thanks again!

Thanks @Jennifer Johnson, I know he has bought several places before.  His thinking is that builder probably wont go lower on their asking price for the base model because it would set a bad precedent for future sales, but maybe realtor could negotiate extra upgrades at a reduced cost.  What would the incentive be for the realtor?  And if realtor receives 3% of sales price from builder, what would be the incentive of builder to ALSO discount upgrades?

A friend of mine is looking to rent his primary residence and buy a new home from a national builder in a new development.  He asked if there was any value using his real estate agent in negotiating with the builder.  I didn't know, but am sure that there are many knowledgeable opinions on BP.  Thanks in advance!

@Brian Orr Hey Brian, Welcome to BP!  I just attended my second BP meet-up about a week ago and it was a lot of fun and very informative.  Like @Don Harris said, join some local REI groups, watch for the next BP meet-up, and continue to reach out to other investors!
