@Chad Smith that is just strictly building costs. 

@Logan Zanki - BB&T is a great smaller bank for your personal and biz accounts. They are more conservative and not looking to be a giant bank like BofA and Wells. Check Park Sterling out, I have done a couple construction projects with them and see their signs on some other projects around town. Shipyard branch - Lentz Brewer.

Basic ballpark pricing...$115-$125/sf.

I agree to have coastal or SE. Not sure we need it broken down to 8-15 areas.

Not that I have seen (its been since summer) that I have been up there, I have not heard of any issues either. So not sure what hurricane Matthew might have done to that area.

@Kevin Shuler - Be very careful buying anything in North Topsail. That area has had beach erosion issues over the last several years. @Chris Martin is someone that could help with more details as well.

@Dom Allen - As a licensed general contractor, 95% of the time I provide estimates, they are broken down per line item by trade for the most part. Electrical is so much, plumbing is so much, flooring, paint, etc. Some guys are not that detailed, not the professional and throw a number out there based on a quantity of how many workers onsite, for how many hours and throw in a figure for materials.

And he definitely is not professional if there are misspellings, hand written estimate trying to be the final estimate. I would try to find someone else, add this guy to the never call list.
