A basic rule of thumb as a builder...$100/sf to $125/sf. Mostly depending on what finishes are selected...vinyl siding, cement board siding, brick siding? Interior counters, cabinets, flooring, light and plumbing fixtures?

I would check with a local appraiser to start, do smart devices add much value for a bigger return? How is that immediate local market, would the house with smart devices sell quicker? If so, that alone could be worth the money invested.

@Melyssa Green and @Walter Minja if you want to look into building and selling spec at the NC coast let me know. There are still some good deals on lots for some of the beach towns, and there are also communities with all the infrastructure and streets in, just need the houses built. And some of these communities are coming back online.

@Jonathan Taylor Smith is about right with those SF numbers. @John Mason Wallace as a builder, with a fee factored into the cost, for a project like yours...l would be around $110-$125 depending on grade of finishes you wanted.

@Michael G Walser  Welcome! I have some knowledge from the construction side of multi-family. I used to work and live in Charlotte, now I am in Wilmington. Apartments are going up all over the place. Good luck with the new venture!

@Neil Schoepp Wilmington is a tough job growth market. Its probably problem number 1 is this area. The top employer is PPD which is a pharmaceutical company, then GE which has some nuclear division in town. Verizon has some call center, and then its a lot of government agencies near the top of the list that employ the most people. A bright side is many small businesses, an entrepreneurial town. Connections with top execs of some Fortune 500 companies that now live here or have 2nd homes here. Everyone in the city can agree its a problem and so far there has not been a great solution.

@Neil Schoepp the Wilmington area is a great market right now. With UNCW growth and even the community college here, apartments are the craze right now. Single family is doing well, especially in Brunswick County, Southport area. Lots of retired people from up north making the move to better weather and quality of life.
