@Danny Johnson thanks for the advice . The podcast have been a good resource for me I've been listening to them whenever I get a chance . The latest ones you have on flipping junkie have been excellent.I like how you are setting them up as a series , rather then skipping from topic to topic !! It has been flowing very well in my opinion ! Of course the BP podcast are great as well , I'm real close to have listened to all of them !!!! I plan on making offers within the next month on properties and start to grow this part of my life to help me get where I want to be !!!

Thanks for the response @Gregg Contreras ,@Glenn Tracy. I agree with both of you 100% . I have been on BP reading , watching and listening trying to educate myself as much as possible . Flipping Junkie is Danny Johnson and a contributer here on BP , I'm not to sure if I would consider him a guru type at all ! I like his message and what he has to say and his books and software are well worth the price . I just couldn't find anything on the freedom by flipping course that he offers .

Welcome to BP! There is an enormous amount of information here. I know that I have learned a lot from this site. I am an investor and real estate agent in Florence. I would love to have coffee with you and share what I have learned over the past couple years. Send me a message and let's link up.
Thank you Ron , will be in touch !

Margins are thinner and prices higher. However if you are looking at off MLS deals than maybe you could find really good deals anywhere including Lexington. Check out your local REIAs. They will get you in contact with local whole sellers and investors that you can purchase properties from. I would also suggest looking into small multi family units (that is what I focus on).
Thank you Jim for taking the time to respond !!! Will definitely check out our local REIA and the multi family's do sound like it will be in our plan ! Thanks again

Lol That's right Bob !! You're familiar with the area I see !!
High School in Campbell, Kenton and Boone County plus NKU and Chase. I was there before the Mall and before the freeway! Are you born and raised in KY? There is some amazing housing stock in Dayton, Newport and Covington. Have you chosen any target areas yet?
Born & raised in Michigan , we moved here in 2009 for my wife's work . Right now our target areas will be Florence/Erlanger/Walton area !
