there is still 20% profits flips to be found.  But seems like 20% return on flips is not gonna satisfied most of the investor nowadays.

@Jay Hinrichs. I am Chinese. I am still hesitate about debt as well due to my background. Chinese people buy with cash. but this mind set holding me back quit a bit.  I realized if I could use the healthy leverage on my currently profile. I could easily double my money in couple months which is kind of hard to resist in my age.  I totally agreed with u about the net worth evaporate in the downturn. but you don't really lose money if you can hold it tight and not sell in the downturn.

@Jay Hinrichs haha, I got u.  My main job is a property manager. So being an landlord is not so much an headache to me. I am loving the rental checks coming in every month. which basically fund most of my rehabs on the flips. Should I cash out for instant profits or should I hold it for the cash flow?  That is the problem I have.  but I do notices that if I don't sell at all I wont grow as fast as I would like.  Started with 200k last year. I M triple my money in a year. Cant complaint at all. trying to see if I can double my current networth by the end of 2018 !

@John Thedford Yup everyone has difference preference on the types of properties they like to hold. and I completely respect for your preference.  I like to hold 1960-1980 built CBS. simply because they are gonna yield so much more return than those newer properties. you like the stable and I like as higher return as possible in short amount of time.

That's like 75 cents on a dollar deal. Well, you could still get this kind of deal from MLS especially on SFR. but it certainly is less then it used to be. I am still picking up 70 cents on a dollar from MLS. but that's about it. I guess my expectation is a little too high on this market, but I am actually shooting for 60 cents on a dollar. which is kind of impossible in this hot market from MLS

well, the only time the septic and drain field needs to be replaced is when the filed doesn't take any more water at all. I am working with septic all the time. so I can find out if it needs to be replaced or not.  there are so many things that can cause the back up.  the main drain clog , filter clog , solid hole full, lift station pump broke . any of these issue will cause the back up.
