checked with several lenders already.  Everyone wants tax return if not , will be adjustable rate.  Hard to get fixed rate 30 year mortgage. @Melvin List

honestly. I am on the side of calling listing agent.  agent will work harder and make the deal work for double commission.. To my experience, listing agent represents the seller, of course he will try everything he could to sell the property in the favor of seller since he is representing the seller. However when there is a chance for double commission they will be the buyer 'side to cutting down the price to make it work because of double commission. Let's face it.  Real estate is the money game. Getting more money out of it will prevent u to do the " right thing as an agent ".  I have some experience of bidding on the property for best and final.  Got outbid by $300 bucks , yup right $300. And the agent who representing the winner is the listing agent.  Right,   what a coincident. From that on, I never use my own agent for such deal. Because if you don't work with listing agent, you won't get the best and final call deal. 

Just got my social security this year around June.  That's why I am not able to provide tax return till January 2018. I have 8 doors free and clear . Looking to do cash out refinance on those of properties in order to expand my profolio . At this point, I am only able to provide equity and lease from these properties 

Shopping around for fix rate cash out refinance by profolio lending. 

I don't know why couple local bank only do adjustble rate for profolio lending in florida

Sounds awesome.  With flipping . Deal has to be better than the one you are holding for rental.  I do flipping as well. But deal has to be 70% under market value. If not. It is not even worth to look at. .  The reason why I am looking for wholesaler now. Because  I am looking for some rental properties.  80%-85% would work in this case. That would gets me more than 1.5% return. And I am okay with that

I am an full time investor in Fort Myers Florida and Lehigh acres area. I have always been buying houses from auction locally. But now. It seems like it is running out of foreclosure auctions. And MLS just doesn't work for me anymore as far as enough cash flow goes. So I am looking at wholesaler for some deal. But how do I find an good wholesaler and getting the deal Locally ?
