@John Thedford. There is no solution.  Losing it or pay the first off is the only solution. Family member has came into this issue. And simply threw away the property and take the lost. There is caution when bidding on foreclosure. All the title search is on the bidder. And bidder takes fully responsibility.   When deal is too good to be true in foreclosure bidding. There is problem.

currently own 10 doors free and clear.  Trying to leverage whole profolio and expand.

there is no money to be made even without the rehab.  Rehad should be added to the purchase price.

@John Thedford  do u know how to find the owner's phone number from the address?  Or is the mailing the only way ?  Knock on door to find out the number of owner or maybe chase down the owner 's address And ask in person ?

Personally doing fix and flip in Fortmyers and Lehigh acres.   Deal is hard to find. Tough market for sure. I don't know how these people make 60K+ profits in 100k-200k flips here.  I usually net about 30k in this price range.

the property on main road is actually more desire in my area.   Less crime and higher rental rate and sell more. In Lehigh acres .  I don't know about other area though.

Happened to me once.  You don't get the deal till it closes. Especially on auction site.  Lots of title issue.

50% of deal is better than 100% of no deal. If that's the way to get you going. Why not .   Hard money lender is specifically for fix and flip in my opinion. 

You gotta know your market and know the value specifically. Give yourself enough room to not to loss. So always take the bulk part on rehab and expense and underestimate a big on ARV. Do the number's right is the key. @Jay Hinrichs As jay said. Your estimated profits should be well cover the cost of getting the loan. If not that's not even the deal you like to touch.  Flipping house is dangerous. Lots of surprises. You gotta know your market.   I personally like to flip 200k multi family property deals for $30k-40k net profits without the hard money loan. Cost of hard money loan is around 8k for quick turn over.  But I meant. Getting that 20k is better than not doing it right ?
