@Brandon Hall For some reason, I thought that all of the expenses that I incur prior to placing the house up for rent were capitalized and added on to the purchase price to come up with the depreciation factor? Or is it only the expenses that are directly connected to the rehab?

If my single-member LLC bought a property in 2014, but was not placed up for rental until 2015; so there is no income or expenses (other than capitalized expenses). Do I need to add the property on my Schedule E? It seems that since Schedule E does not have a balance sheet, that I would not be required to list it..

I own a townhouse near Boston, and there is a leak in the roof caused by an ice dam.  Since the roof is the Association's responsibility, is the water damage inside that it has caused their responsibility as well, or is it mine?

I like the info graphic.  Solid work, @Bryan O.. After listening, that was the impression that I got as well, but wanted to hit the forums to confirm. Right now, I have an LLC that I buy my buy/hold properties in. In order to ensure that the LLC is not a disregarded entity, my lawyer created a trust where I am the trustee and my kids are the beneficiaries. The trust owns 5% of the LLC and I own 95%.

It seems like the idea is flipping my structure upside down... Does anyone else have a structure like mine?
