I would add, to consider the licensing fees involved. After the cost of the course, you will still have to pay annually for the MLS, NAR dues, and whatever broker desk fees (depends on your broker). I would estimate my costs around 2500 annually.

It is common.  I don't charge it.  I usually point it out to potential clients too.  So if someone else tries to charge them, they see more value in my deal.

Filth and hoarding aren't necessarily the same thing.  Plus if it isn't diagnosed how can they say you discriminated?

Welcome.  The podcasts are great.  

Why call an attorney?  Call the police.  If your contract states that he gets the late fees, then he should collect the late fees.  If he's taking it out of your rent, that's embezzlement.   Call him and have it corrected now.
