Hi Mike, I did not receive your note. But from what I read on this page they can not force your friends to pay for the appraisal. Read the application agreement to make sure is nothing in it.

I had the same experience and by renewing noting will be solved. You need to ask them to vacate and if they did not evict them.it will just get worse and worst if they are this way. you are in this business to make money and do the right thing. You have already given them the chance to fix the problem so I do see any way why you want to renew it.

How Delayed Financing Can Help You
AMP Lending is excited to announce Fannie Mae biggest contribution to investors. Fannie Mae has created an investor product designed to help investors like you leverage your cash giving you more buying power. Delayed Financing Addendum, allows the investor that paid cash for a rental property, to pull that cash out the very next day up to the acquisition cost or 75% LTV, whichever is less. This can create scenarios that would make it possible to buy a home with less out of pocket, then your traditional 20% initial investment down payments.
Example:
You find a great foreclosure property worth 150K but you buy it for 120K cash.
A traditional down payment on a 120K purchase price is 20% or 24K.
If you paid cash for the house at 120K, AMP Lending can pull that cash out at 75% of the 150K value for a loan amount of $112,500.
After closing costs, your cashback is around 110K! This means you bought this home for 10K out of pocket as opposed to 24K with traditional down payments. You just saved yourself 14K and now have that money to repeat!
Delayed Financing makes it possible to leverage your cash in such a way that your total initial investment can be much less than traditional strategies creating a higher ROI (Return on Investment).
The name of the game is leverage. Leverage the lender's money to acquire the property and the renters money to pay the note. Create passive income to last a lifetime.
