Per the conversation with the attorney whose firm handles the sale in Clayton Co. GA : the county and his law firm are HAND-OFF on the redemption $$. The current HO would be in direct contact with the purchaser to arrange the cashier check for the QC.

Yes, we all know there is a 20% or 30% premium (income) , but it seems strange to me to have NO paper trail  - even a 1099 from the county.

@Dan Mahoney My though on sale off the tax deed to other investors (with smaller percentage) so we can go back to the next auction.  As we are not seating on an un-limited cash pile, a few winning TS bids would dry up our fund. 

This market is for ppl who has money but do not have the meanings to successfully bidding at the auctions. 

Can I call this one  "Tax Sale Flipping"  ?

Just a wild though of "Guerrilla Tactic":  offering buying lunch to local LEOs to park in front of the place while on breaking or doing paperwork. If the tenant is really dealing, the present of patrol car WILL drive all the customers away. The dealer can't survive with no customer in a week or two.

The 20% premium  applied to tax deed sale (@ court house steps), and it starts right after the transaction completed and lasts for next 12 months. 

After 12 months, the premium jumps to 30%.

12 months + 45 days to gain possession of the property

Unless it's  an apartment complex landlord, a few SFHs income won't be enough to substitute the full time W2 - which is the case for most of us is.  Some fortunate LLs may be able to scale back to part time.  Others is still 9-5.

Homestead is only applied to "Primary Resident". When I moved and turned the previous house into rental, I had to remove the HS with the county in order apply one for the new place - Perhaps the closing note was a mass reminder, since most purchasers is home-owner.

@Kawsar Ali Do not know what kind of the old tstat you have. If it has the read-out temp display, you can use it as a thermometer (hint: move it to b/w hot - cold area,  if the display changes = you find your friend) 

Your thermostat only reads the temperature at its location- 1st floor.  Your tenant on 2nd floor SHOULD be warmer - Heat rises.

I bought a USB thermometer to record the indoor temp in 24 hrs period to prove to my tenant in a SFH that heating system is working just fine. Never heard from her again.

Strongly suggest to check for heat loss up there. 

If you are 100% sure the tree is not yours:

1. Keep records of communication with the other LL

2. Keep trimming the branches on your side - This will shift the weight/load to the side. 

Tree will come down where the heavier side is. You have proofs acting in good faith to resolve issue.
