Tenant lost his job and could not afford rent anymore. I suggested the "soft exist" strategy (move now and surrender keys to avoid eviction + Free one day rental truck)

Tenant asked: " What will happen to all the rent money I've paid ? Do I get them back ?

Me: It's called RENT (then speechless)

"Atlanta" is a very loose term for geographic.  ATL in general is roughly 140 cities and towns combined. Most of them are OUTSIDE The "Perimeter" - an I-285 hwy  - circling City Of Atlanta.  Hence the terms OTP and ITP. (source "only ppl from atl understand" - movoto.com)

College Park located by the airport - south of CoA. Most of the "desired" neighborhoods is from the middle CoA - downtown-  then goes north to Marietta, Alpharetta, Dunwoody, ...

Commute thru Atl from northside neighborhoods to CP is a suicide mission ( I live in downtown and work in CP)

CP has been named the most dangerous place in GA, but last week CP has been nominated into " Final Four" of "Curbed Atl Cup" . Again the term CP is used too board (read the comments section to understand why)

 If you decide to stay in CP, narrow the list down to historical downtown CP.

Hold her accountable for the removal, but since she can't afford it, inform her the deposit will be used to offset. However, after the tenant moves out, Can the shed be salvage within the 400 ?

(a) No - pay someone to remove

(b) Yes -  fix it up - now you have another feature for the rental.

Learned something new today : " clear title" vs "insure-able/marketable title" - Really appreciate all your inputs. 

Reason I asked the question b/c there is not much info about it.  I found the "4 years wait" were mentioned TWICE in hundreds - if not thousands - tax sale related questions/answers here. 

Google search yields zip 

I just want to explore all the possible exit strategies ties to tax sale. Haven't heard anyone to discuss : TS acquiring > barment > rent out 4 yrs> sale out > repeat . Just a wild thought !!!!

Each county has its own method to advertise the sales. I found some info by visiting the county tax commissioner website then follow the route. Some counties has the list right on the websites. Others points to 3rd party public notice sites.

What need to be done after the 4 years wait ? Does the wait clear the tittle as well ? Thanks !

I read the GA code annotated tittle 48, chapter 4, article 3 - but it stops short on redemption. I think the matter is outside of scope of the state laws.

By searching/reading in BP, I have learned that after the barment period expires, the "clouded title" can be cleared by quiet title action.  I believe someone also mentioned about "wait 4 years", but there is very little information on it. I would like to know: is there any legal action involved once the wait is over ?

Hello everyone, 

I have been a "silent reader" of this great community, and appreciating every single post. However, I haven't run across the following topics. Hopefully someone with knowledge would shed some light:

1. GA tax deed sale penalty is 20% of the purchase price. Is this "fee" taxable ? if yes, which category it falls under ? Rate ?

2. Can the certificate be resold (privately among investors ) ? if yes, what process, paperwork must be done ?
