Like the others said, I'm not sure if there are options that integrate with FF, yet. For systems, we generally use Guesty for Pros and PriceLabs for automation and dynamic pricing.

Hi @Tyler Sherman! That's awesome, congrats! Best was to learn about most of these questions would be to look at the "competition" in your area, that are similar to your home in size, and updates. Look at home much they're renting for, what their fees look like, and how full their calendars are! It's free to do through Airbnb.

Like @John Underwood said, I would only sign the buyers agreement for the property they bring you, or you know you're moving forward on. If you sign it prior, there's a chance you've "married" an agent that might not put in the work necessary! Make sure the check the boxes and do the work, then decide if you want to move forward with them.

Great advice! We have signs like this at a couple of our properties, and it definitely helps nudge people in the right direction. Another great option is having a digital guidebook that sends to the guest prior to their arrival, that lists things like that, and entry info, wifi info, things to do in the area, etc! We have used Hospitable in the past for automated guide books, but we're in the process of making some on Canva. :)

That sucks! We have had stuff like this happen before, and there's really no way to get through to Airbnb or their support. It's frustrating!

We allow 18 y/o guests, but we try our best to feel out the situation. Honestly, we haven't had many problems. We use questions to screen the inquiring guests to the best of our ability, and make a decision from there.

We have had troubles before, but honestly Schlage is the best one we've found. Igloo is the other one we use, but seem to have 10x more problems than we ever had with Schlage. They're just so expensive!

For listing price, it really is unique to that area, amenities, etc. What's most important is that in the listing, if you're really trying to lean in to the ADUs being Airbnbs, then I would add to the listing all the research you have done for the revenue, nightly rates, etc. It may help highlighting these features by staging the ADUs with furniture, further show it. If the numbers make sense, I think it is worth marketing it as such. Good luck!

Hi @Mary Kaye pepperman! I'm sorry this happened to you. We have had it happen, and it's not fun! If they leave a review, you should be able to get it taken down if it is retaliatory in anyway. Also, you can either charge them for the damages (if you have proof) and if they refuse, then VRBO should pay out. Hope this helps!
