I have two rooms with their own bathrooms which I'm considering using AirBNB or Traveling nurses - so how about 2 x keypad and 3 x key knobs?   I need to do a better job estimating rehab costs on my next property...


 Honestly try to reach out to someone that already has a property that is formatted the way yours will be. See what they are doing.

Hey i want to get into creative financing.  I would love to present a seller financing offer. I'm not really sure how to go about it and what are the immediate steps after if he says yes to seller financing. If anyone could help and give me some guidance I would appreciate it!

When purchasing a house that looks about it. Just have reserves for once you are actually in the house in case things come up. Be prepared to save a certain percentage to Maintenance, Cap ex, and vacancy. Even if you have to attribute to those categories with your own money. Congrats that super exciting tho.

240 is not bad. maybe add washer and dryer fees. having a washer and dryer is a commodity that im sure a lot of people enjoy. I would personally do another house hack but do like a live in flip so you can build equity in something and maybe cash out refi or pull out a line of credit down the road. So you get into the next house cheap and you can put money in it to improve it.

Yea locks designed for each door sounds like a good idea. How much would it cost for you to add locks on each door?

If the numbers work after you move out of the condo and you cash flow from it then I would do it. Some properties just are not gonna cash flow at the prices they are and the average rent they would go for.

I want to add a washing machine and a dryer  to the unit. There are a lot of laundry mats in the area the closest one being about 5 minutes away. so I think having laundry would be a really nice Amenity. What would you all charge per unit for having it? 

I was thinking 50-75

Get a CPA. I pay my CPA something like $2k per year but I can't even quantify the tens of thousands of dollars that he saves me every year by structuring my tax returns exactly the way that they should be. 

Your right i need to get with the experts on the subject matter.
